What can a Torremolinos community restore instead of repaving?
Most hard surfaces that are firm but look tired. If your building or residential complex has concrete paths, a stamped concrete entrance, a parking area or a perimeter walkway that has faded or cracked, restoration renews it without breaking anything out. The existing slab or paving stays; it is washed, repaired, masked and recoated with a tinted resin in two coats.
For an entrance used by cars, driveway restoration is the relevant service. For walkways and terraces, patio and terrace restoration applies, and if the community only wants a thorough clean this year, cleaning and sealing can be ordered on its own. The owners' meeting approves work on common elements under the Horizontal Property Law, and your administrator can confirm which majority applies.
What about the paving around a communal pool?
That needs a closer look before any coating. Spain's Building Code (CTE DB SUA) classes floors by slip resistance from class 0 to 3 and requires class 3 for exterior areas and pools within its scope, and SUA 6 requires class 3 on the pool surround, at least 1.20 m wide and built to avoid puddling. Whether a particular community pool falls within scope is a question for the community's architect or the town hall.
We do not make slip claims for coatings. If the pool surround is the main concern, our sister site for terraces and pools has a page on paving around pools, which is the better starting point. We are happy to restore paths and entrances elsewhere in the complex while that question is settled.
Which parts of Torremolinos do we cover?
All of Torremolinos. Sourced sub-areas include La Carihuela, Montemar, Playamar and Los Álamos; El Pinillo is sourced from a property area page only, but we cover it too. The list helps you check coverage and says nothing about the buildings in each one.
Torremolinos properties range, depending on the address, from flats with a balcony terrace to houses with a garden and a garage. We do not guess which kind you have from the neighbourhood name; we ask for a wide photo of the surface, a photo of the route in for equipment and the approximate m², and plan from there.
- La Carihuela
- Montemar and El Pinillo
- Playamar and Los Álamos
- The town centre and every other part of the municipality
Torremolinos is part of the Costa del Sol Occidental, covered on the sister site's comarca hub; our areas page has the rest of the province.
How does a community job run day to day?
In sections, with residents informed in advance. We agree with the administrator which areas close first, where residents walk or park meanwhile and when each section reopens. Stage photos go to the administrator so absent owners can see progress. Our step-by-step guide shows the stages. For the town hall, Torremolinos sets the procedure in its current ordinance, and the administrator can check it; we execute and do not file permits. Send us a photo and the approximate m² – free, no-obligation quote.
Frequently asked questions
Do you cover Montemar and El Pinillo?
Yes. Montemar, El Pinillo, La Carihuela, Playamar, Los Álamos and the rest of Torremolinos are all within our area. If your complex has a gatehouse or security, let us know the access arrangements when you send photos.
Can you coat the area around our community pool?
Possibly, but pool surrounds have slip resistance requirements under the Building Code, and an architect or the town hall can tell you whether your community pool falls in scope. We do not make slip claims for coatings, so we usually refer pool surrounds to our sister site for pools first.
Our administrator needs a description of the job. Can you provide one?
Yes. We write a short scope in English or Spanish listing the areas, the steps, the shade and how residents' access will be managed. It can be attached to the notice of the owners' meeting so that every owner sees the same information.
How do residents get in and out while the entrance is being restored?
We split the entrance into sections and keep a route open where the layout allows. When that is not possible, we agree a time window with the administrator so residents can move cars beforehand. Nobody should drive on a freshly coated section.
Can you restore just the paths and leave the parking for later?
Yes. Some communities prefer to phase work over different budgets. We quote each area separately so the owners can approve one part now and another later. Choosing the same shade from the start keeps later phases consistent.
Some paving in our car park has sunk. Should we restore it anyway?
Sunken areas should be repaired first by lifting, correcting the base and relaying, which is the work of our sister site for sunken paving. A coating would only colour the dip. Once the levels are right, the restored finish can go over the whole car park.
Is our private terrace also something you restore?
Yes, if it is concrete, stamped concrete or pavers in sound condition. Private terraces are decided by the owner, unless the statutes regulate their appearance; in that case it is worth checking with the administrator before choosing a different colour.
Do you make claims about how slippery the finish is?
No. We do not publish slip, durability or UV claims for products. We work with Mapei products and can discuss the options in the written quote. Where slip resistance is a legal requirement, it should be checked for the specific area.
Who takes care of the town hall side?
The community or owner. Under Andalusian law minor works without a project can go by responsible declaration, but in Torremolinos the current ordinance sets the procedure for outdoor paving, and the town hall can confirm it. We execute the work and do not apply for licences.
How can owners abroad see the progress?
We send photos of each stage to the administrator or to the owner who asked for the quote: washed surfaces, filled cracks, masking, coating and the finished result. They can be forwarded to the other owners so everyone sees the same thing.
