What is block paving restoration?
Block paving restoration is the cleaning and recolouring of existing concrete pavers so that a faded or stained area looks cared for again, without lifting a single block. It is a surface treatment: the pavers, their bedding and the sub-base below stay as they are.
Concrete block paving is used on many driveways, paths and terraces in the province of Málaga because it is hard-wearing and easy to repair. Its colour, however, is part of the concrete and gradually weathers in the sun. Pavers that were once red, charcoal or sandstone become pale and patchy, joints fill with dirt and weeds, and shaded corners turn green. Restoration deals with all of that in one programme of work.
The approach differs from stamped concrete in one important respect: block paving is a flexible surface made of many separate units. Its strength depends on the joints between the blocks and on the edge restraint around them, so any cleaning has to respect the jointing sand. That is why joint care is part of every paver restoration we carry out, rather than an extra.
When is painting over block paving a good idea?
Painting over block paving makes sense when the blocks are firmly bedded, the surface is level and the problems are colour loss, staining and organic growth. If the pavers rock when you step on them or have dropped in places, painting would only colour a faulty surface.
- The paving looks bleached, patchy or uneven in tone, but walks and drives perfectly.
- Oil drips, rust marks or tyre stains have not come out with ordinary cleaning.
- Moss, algae and black lichen spots have spread over shaded areas.
- Repairs over the years have left blocks in slightly different colours.
- You want to change the overall colour to suit a renovated house.
When joints are empty and blocks have started to move, the job is a structural one: the pavers need re-bedding and fresh jointing so they lock together again. Our sister site covers that on its page about loose pavers, and the guide restore without replacing explains how to tell the two situations apart.
How do we clean, re-sand and recolour block paving?
We start with a deep pressure wash, deal with the joints, repair small defects, protect the edges and then apply colour in two coats. The order is fixed because a coating is only as good as the surface beneath it.
- Pressure washing of the pavers and joints to remove dirt, moss, algae, weeds and loose material.
- Refilling joints that the washing has emptied, so each block is supported by its neighbours.
- Filling chipped corners and small holes with acrylic filler or repair mortar.
- Masking kerbs, walls, door thresholds, drain covers and planters with masking tape.
- Two coats of tinted acrylic resin over the whole surface.
- Optional protective top coat, then removal of tapes and final clean-up.
Black lichen spots are stubborn: washing removes the growth, but faint dark marks can remain on the concrete. Under a tinted coating they are no longer seen. For the background to cleaning and preparing pavers, read our guide on surface preparation, and for the full sequence with photos see restoration step by step.
Should you paint the pavers or replace them?
If the blocks are intact and well bedded, recolouring is the lighter option: no excavation, no rubble and no new materials to bring in. Replacement makes sense when many pavers are cracked, crumbling or the layout no longer suits how the area is used.
The question comes up so often that we wrote about it in the article painting pavers or replacing them. When new paving really is the better answer, our pillar site describes the options on its page on paving replacement. For a comparison of coatings against other solutions, see resin, paint or replace.
What colour can block paving be recoloured to?
You can go back to something close to the original shade or choose a different colour from the tinted resin range. The coating gives the pavers a single, consistent tone, so blocks that had faded at different rates or had been replaced over time end up matching.
Some owners like the joints to stay visible as a contrasting line, others prefer the whole surface in one colour. The joints take less coating than the faces of the blocks, so a subtle grid usually remains. We work with Mapei products, and the product system and the colour chosen are written into the quote so there is no ambiguity.
How do owners abroad follow a block paving job?
Many owners of paved villas and townhouses on the coast are not in Spain when the work is done. We agree the scope and colour by email or WhatsApp, arrange access through you, a neighbour or a property manager, and send photos of the paving after washing, after joint and edge repairs and once the coating is finished.
If the paving is on a shared drive or path of a community of owners, the work needs a resolution of the owners' meeting under the Horizontal Property Law, and the community administrator can say which majority is required. We can prepare a written quote for that meeting, describing the steps and the colour proposed.
What drives the cost of block paving restoration?
The main factors are the area, how dirty and overgrown the paving is, how many joints need refilling, the amount of small repair, the length of edging and walls to mask, access for equipment and water, and whether you add the protective coat. We publish no prices on this site.
Indicative pricing is on our sister site, on the page about restoration cost. If your paving is a driveway with a garage apron or a mix of pavers and concrete, the page on driveway restoration explains how we treat the different areas together, and cleaning and sealing covers cases where a clean alone is enough.
Frequently asked questions
Can concrete block paving be painted?
Yes. Firmly bedded concrete pavers can be cleaned and recoloured with a tinted acrylic resin in two coats, with an optional protective coat on top. The blocks must be stable and level; rocking or sunken pavers should be relaid before any coating.
Will the joints between the pavers be painted too?
The coating reaches the joints, but they take less material than the block faces, so a faint grid usually remains visible. That keeps the paving looking like paving rather than a flat painted slab. Tell us if you prefer a particular look and we will discuss it.
Do you re-sand the joints after cleaning?
Where pressure washing empties joints, they are refilled before the coating so the blocks keep supporting each other. If joints were already empty and the blocks have started to move, that points to a structural repair, which is outside the scope of this site.
Can you remove moss and weeds from block paving?
Pressure washing removes moss, algae and weeds from the surface and joints. Organic growth comes back where shade and moisture persist, so regular sweeping and cleaning afterwards help. Our aftercare guide gives practical advice for keeping joints clear.
What about black lichen spots?
Black lichen spots are small, firmly attached growths. Washing removes the living part, but dark marks can stay on the concrete. A tinted coating covers those marks, which is one of the reasons owners choose recolouring over cleaning alone.
Can faded red block paving be made red again?
A tinted resin can return the paving to a tone close to its original red or terracotta, or change it to another colour. The result is more uniform than the original, because blocks that had faded unevenly end up the same shade.
Can clay pavers or natural stone be treated the same way?
This service is designed for concrete block paving. Clay pavers and natural stone behave differently and many owners prefer not to coat them. Send us photos and we will tell you honestly whether a cleaning-only approach suits better.
Will recolouring stop the paving from sinking?
No. Colour and coatings work on the surface only. Paving sinks because the bedding or base below has moved, washed out or was never compacted properly. That needs lifting and relaying, which our sister site for sunken paving repair handles.
Can a block-paved driveway be recoloured where cars park?
Yes, driveways are one of the most common jobs. Oil and tyre marks are cleaned as far as possible beforehand, and many owners add the optional protective coat on parking areas. The driveway must be kept free of cars while the work is done.
How do I get a quote for block paving restoration?
Send us a photo and the approximate m² – free, no-obligation quote. Include close-ups of stained areas and joints, and walk over the paving to check for movement. Mention any rocking blocks, because they change what needs to be done first.
