Driveway restoration: a face-lift for the entrance to your property

In shortDriveway restoration renews a stamped concrete, concrete or block-paved drive that is sound but faded, stained and lightly cracked. We wash the whole driveway, fill cracks and holes, mask edgings, gates and thresholds, apply tinted acrylic resin in two coats and, if chosen, a protective coat – often including the garage apron and carport. Sunken areas and tyre ruts need structural repair first. Send us a photo and the approximate m² – free, no-obligation quote.

What does driveway restoration include?

Driveway restoration includes everything needed to make an existing drive look renewed without lifting it: pressure washing, crack and hole repair, masking, two coats of tinted acrylic resin and an optional protective top coat, followed by a final clean-up. The driveway keeps its shape, levels and drainage.

On many villas the drive is more than a straight strip. It may run from the gate past the house, widen into a parking area under a pergola, continue into the garage and connect with paths. We look at the whole route, because restoring only part of it often makes the rest look older. Treating everything in one colour gives a coherent entrance.

Kerb appeal is often what prompts the call. A driveway is the first surface a guest, tenant or buyer sees, and a faded, stained entrance can make a well-kept villa look neglected. Restoration changes that first impression without skips, breakers or new materials arriving at the gate.

Which driveways can be restored instead of replaced?

Driveways in stamped concrete, plain concrete and concrete block paving can be restored if the surface is firm and level and the problems are cosmetic: faded colour, failed sealer, stains, moss and hairline cracks. The age of the driveway alone is not a reason to replace it.

  • Stamped concrete drives with a cobble, slate or flagstone pattern that has lost its colour – see stamped concrete restoration.
  • Plain concrete drives, ramps and garage aprons with tyre marks and patches – see concrete painting.
  • Block-paved drives that have bleached or turned green in the shade – see paver painting.
  • Mixed drives where several of these surfaces meet and need a common colour.

This restoration method is not used on tarmac, resin-bound gravel or loose gravel driveways. We do, however, also lay new asphalt and pour new stamped concrete driveways, quoted individually. If you are planning a completely new block-paved driveway, our sister site for driveways covers it on its page about driveway block paving.

What does a real driveway restoration look like, stage by stage?

Our own photo set follows a long stamped concrete driveway with a cobble pattern from start to finish. It began faded, worn and blotchy, with leaves and stains. After pressure washing, the cracks were filled with grey repair material that showed as light lines across the surface.

The brick edging along the flowerbeds was then protected with masking tape. The first strips of dark grey coating went on through the middle and across the drive, the front section was finished while the back still showed its repaired cracks, and finally the whole visible surface had an even, glossy dark grey coat. The carport under the pergola and the garage with its apron were treated the same way. You can follow every photo on the restoration projects page and in the guide to restoration step by step.

When does a driveway need repair before restoration?

A driveway needs structural repair first when it has sunk, especially in the wheel tracks, when pavers rock or have spread apart, when water now collects in new places, or when a crack has opened with one side lower than the other. Restoration only changes the surface and cannot correct any of that.

Car traffic concentrates load in the same lines day after day, so drives are where base problems show up first. If you see ruts or dips, start with the page on sinking driveways on our sister site for sunken paving. Once the base is sound and level, the surface can be restored. Our guide restore without replacing lists the warning signs in more detail, and the article when restoration is not enough and the base must be repaired looks at typical cases.

How do we organise the work around your cars and access?

The driveway has to be free of vehicles while it is washed, repaired and coated, so we agree in advance where the cars will stay and how you or your guests will get in and out. On long or wide drives the work can be organised in sections.

We also need access to a water supply for the pressure washing and a clear route for our equipment from the gate. If you live abroad or let the property, we coordinate with a neighbour or property manager and send photo updates from the start of washing to the final clean-up. Gates, door thresholds and the bottom of garage doors are masked carefully, as are brick edgings and planters along the sides.

What about the public pavement and the dropped kerb?

Our restoration work stays on private property. If a job would touch the public pavement or the dropped kerb of a vehicle crossing (vado), separate municipal authorisation is needed, following the rules in each town hall's own ordinance.

For work inside the property, each municipality's ordinance decides which procedure, if any, applies; in Marbella, Estepona, Mijas and other towns, the planning department can tell the owner which one fits. On shared driveways of a community of owners, a resolution of the owners' meeting is required under the Horizontal Property Law, and the administrator can confirm the majority needed.

What determines the cost of restoring a driveway?

The main factors are the length and width of the drive, its condition, the extent of crack and hole repair, the amount of edging, walls and gates to mask, any garage or carport areas included, access for equipment and water, and whether you add the protective coat. We do not publish prices here.

Indicative prices are on our sister site, on the restoration cost page, together with a sample quote for a larger surface. The article restoring a concrete driveway step by step describes what owners can expect during the work. We work with Mapei products, and everything included is listed in your written quote.

Frequently asked questions

Can you restore a driveway without digging it up?

Yes, if it is firm and level. We wash, repair cracks and holes, mask edges and apply two coats of tinted resin, with an optional protective coat. Nothing is lifted or removed. If the drive has sunk or broken up, structural work comes first.

Can the garage floor be done at the same time as the driveway?

Yes. On the project shown on our site, the garage interior and its apron were coated in the same dark grey as the driveway. The garage needs to be emptied so the whole floor can be washed and coated in one go.

Can you restore a carport under a pergola?

Yes. The photo set on our site includes a parking area under a reed-roofed pergola that was pressure washed, repaired and coated, with the roller on open areas and a brush along the walls and around the posts.

Will a restored driveway hide tyre marks?

Darker tones in particular disguise tyre marks and minor stains well. Existing oil is cleaned as far as possible before coating. Over time, any driveway used by cars will collect new marks, and regular cleaning keeps it looking cared for.

Can you fix ruts in my driveway with a coating?

No. Ruts and dips come from the base moving under the weight of vehicles. They need the paving lifted and the base corrected. Our sister site for sunken paving repair handles that work; restoration can follow once the surface is level.

Where do I park while the work is done?

The driveway must be kept clear of vehicles throughout the work. We agree beforehand where cars can stay, often on the street or a neighbour's space, and organise the job in sections on large drives where that is practical.

Can you change the colour of my driveway?

Yes. The tinted resin can restore a tone close to the original or change it, for example from faded terracotta to dark grey. We suggest considering the walls, gates and planting along the drive before deciding, as the colour sets the tone of the entrance.

Do you restore driveways for communities of owners?

Yes, including shared access roads and parking areas. Works on common elements need a resolution of the owners' meeting under the Horizontal Property Law, and the administrator knows which majority applies. We can provide a quote for the meeting.

Do you restore tarmac or gravel driveways?

Not with this restoration method, which covers stamped concrete, plain concrete and concrete block paving. Resin-bound and loose gravel driveways need different materials and techniques. For tarmac, we also lay new asphalt, and new stamped concrete drives are part of our work too; both are quoted individually.

How do I get a quote for driveway restoration?

Send us a photo and the approximate m² – free, no-obligation quote. A shot from the gate looking in, one from the house looking out, close-ups of cracks and stains, and a note of any garage or carport you want included help us quote accurately.
