Restoring patios, terraces and outdoor living areas without relaying them

In shortPatio and terrace restoration renews stamped concrete, concrete and block paving in outdoor living areas – terraces, patios, covered porches, barbecue corners and the paving around a pool – without demolition. We clear and pressure wash the area, fill cracks and holes, mask walls, steps and planters, apply two coats of tinted acrylic resin and an optional protective coat. Sunken or puddling areas need repair first. Send us a photo and the approximate m² – free, no-obligation quote.

Why restore a patio instead of redoing it?

Restoring a patio keeps the existing paving, levels and drainage, and changes only what you actually see: the colour, the stains and the small defects. Redoing it means breaking out the old surface, removing rubble and laying something new, which is a much larger intervention around the house.

Terraces and patios are where life happens on a Costa del Sol property, from breakfast in the shade to evenings around the barbecue. They also take a lot of punishment: furniture legs, plant pots that leave rings, spilled drinks, pool water with its chemicals, leaves from bougainvillea and strong sun on one side with permanent shade on the other. The result is often a surface that is sound but looks uneven and worn.

Because terraces are used every day in the warm months, timing matters to many owners. We agree with you when the area can be cleared and kept free of people, children and pets during the work, and we plan around holiday lets or family visits where possible, without committing to fixed durations before we have seen the surface.

Which outdoor living areas can be restored?

Any outdoor area in stamped concrete, plain concrete or concrete block paving can be restored, provided it is firm and level. The shape of the area matters less than the condition of the surface.

  • Terraces facing the garden or the sea, often in stamped concrete with a stone or slate pattern.
  • Inner patios and courtyards surrounded by walls and planters.
  • Covered porches and areas under pergolas, where shade encourages green growth.
  • Barbecue and dining corners with grease and charcoal marks.
  • Paving around a pool, where the edges, drains and the water itself need protecting during the work.
  • Garden paths and steps that link the terrace with the rest of the plot.

For brand-new terraces, pool surrounds or garden paths, or for porcelain tiles and natural stone, our sister site for terraces and pools is the right place to look, starting with its page on paved terraces.

How is a terrace restored in practice?

The area is cleared of furniture and pots, pressure washed, repaired, masked and then coated with two coats of tinted resin, finishing with an optional protective coat and a clean-up. Patios demand more masking than driveways, because there are more walls, doors, steps and planters.

  1. Clear furniture, pots and barbecue equipment from the area to be treated.
  2. Pressure wash the whole surface, including corners, steps and the joints of any pattern.
  3. Fill cracks and holes with acrylic filler or repair mortar and level them.
  4. Mask walls, door and window thresholds, steps, planters and pool edges with tape.
  5. Apply two coats of tinted acrylic resin, rolling open areas and brushing along edges and posts.
  6. Add the optional protective coat, remove tapes and return the area clean.

The detailed sequence, with photos taken under a pergola and on a driveway, is in our guide to restoration step by step. If green growth or white haze are the main issues on your terrace, the guide on white haze and stains explains what causes them.

Can you restore the paving around a pool?

Yes, stamped concrete and concrete around pools can be cleaned, repaired and recoloured, with extra care for the pool edge, skimmers and drains. Pool water and washing water are kept apart, and the coping is masked before any coating goes on.

Spain's Building Code (CTE DB SUA) requires class 3 slip resistance on the pool surround within its scope, with a minimum width of 1.20 m and construction that avoids puddling; whether a specific private villa falls within that scope is something your architect or the town hall can confirm. We make no slip resistance claims for coatings on this website, so if this matters for your pool area, raise it when you ask for a quote. Our sister site discusses materials for pools on its guide to pool surround materials.

What if the terrace holds water or has sunk in places?

Standing water and sunken areas are signs that the levels or the base have changed, and a coating will not fix them. If puddles form where they did not before, or a section has dropped next to a wall or a planter, that needs investigation first.

Our sister site for sunken paving explains the causes and the repair on its page about drainage and standing water. Our guide restore without replacing helps you judge whether your terrace is a restoration candidate, and the crack repair page explains how we tell a cosmetic crack from a structural one.

How do you keep a restored patio looking good?

Sweep it regularly, clear leaves before they stain, lift pots onto feet so water does not sit beneath them, clean up grease and drinks quickly, and avoid dragging heavy furniture. The optional protective coat can be renewed when the surface starts to look dull.

Our guide to aftercare after restoration goes into more detail, including what to tell a cleaner or pool maintenance company. For colour choices around a pool or under strong sun, ask us when quoting: lighter tones stay closer to the traditional look of Andalusian terraces, while greys give a more contemporary finish.

What does patio restoration cost?

The cost depends on the area, the amount of masking around walls, steps and planters, the condition of the surface, how much crack repair is needed, access and whether the protective coat is included. We do not publish prices on this site.

Indicative prices and an example quote are on our sister site, on its restoration cost page. We work with Mapei products, and everything included in the job is set out in a written quote. If the terrace connects with the driveway, see driveway restoration for doing both together.

Frequently asked questions

Can a stamped concrete terrace be restored?

Yes, if it is firm and level. We pressure wash it, fill cracks and holes, mask walls, steps and planters and apply two coats of tinted acrylic resin, with an optional protective coat. The stamped pattern remains visible beneath the new colour.

Do I need to move the furniture and plants myself?

It helps if the area is cleared before we arrive, but we can agree how to handle large pots or fixed items. Anything that cannot be moved is masked around. If you are abroad, a property manager or neighbour can prepare the terrace.

Can you restore paving under a pergola or covered porch?

Yes. Our project photos include a covered area under a reed-roofed pergola that was washed, repaired and coated with a long-handled roller, while a second person cut in the edges by brush along the walls and around the posts.

Is the coating suitable around a swimming pool?

Pool-side paving can be restored with extra care for the edges and drains. Building code requirements for slip resistance on pool surrounds may apply, and an architect or the town hall can tell you whether they cover your villa. Discuss your pool area with us when you ask for a quote.

Can green stains on a shaded patio be removed?

Pressure washing removes moss, algae and green film. In areas that stay shaded and damp they tend to return, so regular sweeping and gentle cleaning help. A tinted coating also evens out the shadows that cleaning alone sometimes leaves.

Can you restore a patio with porcelain or ceramic tiles?

No. This service covers stamped concrete, plain concrete and concrete block paving. Tiled terraces need different products and techniques. For new terrace surfaces in other materials, our sister site for terraces and pools is the right reference.

Will barbecue grease stains come out?

Grease is cleaned as far as possible before coating, because heavy residues affect bonding. Old, deep stains may leave a shadow after washing, which the tinted resin then covers. Fresh spills after restoration should be cleaned up quickly.

My terrace has puddles after rain. Can restoration fix that?

No. Puddles mean the falls or the base have changed. A coating follows the existing surface and cannot correct levels. Sunken or puddling areas need repair first, which our sister site for sunken paving covers; restoration can follow afterwards.

Can I see progress if I am not in Spain?

Yes. We send photos at each stage, from washing and crack repair to the finished surface. Colour and scope are agreed beforehand by email or WhatsApp, and access is arranged with you, a neighbour or a property manager.

How do I get a quote for patio restoration?

Send us a photo and the approximate m² – free, no-obligation quote. Include a wide shot, close-ups of cracks and stains, and photos of steps, planters and pool edges, because masking around them affects the work involved.
