Painting and refreshing outdoor concrete without breaking it out

In shortOutdoor concrete painting gives a plain or brushed concrete surface – a yard, ramp, carport, garage apron or path – an even colour and a cleaner look without replacing it. We pressure wash, repair cracks and holes, mask walls and edges, apply tinted acrylic resin in two coats and an optional protective top coat. It works on sound, level concrete only. What does painting outdoor concrete involve?

Painting outdoor concrete means preparing a sound concrete surface properly and then coating it with a tinted acrylic resin so it has a consistent colour and a tidier finish. It is a refresh of the surface, not a new layer of concrete, so the levels, falls and drainage of the area stay as they are.

Plain concrete is everywhere on Costa del Sol properties: service yards behind villas, ramps down to garages, carports, paths along the side of the house, bin areas and the strip in front of the garage door. It is practical, but after some years it tends to look grey and blotchy, with tyre marks, oil, rust rings from pots and old patch repairs in a different shade. Painting brings all of that under one colour.

Which concrete surfaces are suitable for painting?

The concrete must be firm, reasonably level and free of loose or crumbling areas. Smooth, brushed and lightly textured finishes all take a tinted coating once they are clean; the texture you have now is the texture you will have afterwards.

  • Garage aprons and garage floors with tyre marks and oil stains.
  • Carports and covered parking bays, including areas under pergolas.
  • Service yards, side paths and bin stores that look neglected next to a renovated house.
  • Ramps and access strips, where we pay attention to the existing texture.
  • Decorative concrete whose original sealer has failed and left patchy, peeling areas.

Concrete that has broken up, sunk in places or is lifting over roots is not a candidate. Neither is a surface that stays damp because water rises through it constantly; coatings struggle there. If your concrete is the imprinted, patterned type, the dedicated page on stamped concrete restoration explains the specific points of that finish.

A quick test helps before you ask for a quote. Pour a little water on a few spots: if it soaks in evenly and the surface darkens, the concrete is porous and clean enough to assess; if it beads up, there is probably an old sealer still in place, which affects how we prepare.

How do you repair cracks in concrete and repaint it?

Cracks are cleaned out during washing, filled with acrylic filler or repair mortar and smoothed flush before any colour goes on. The coating then runs over the repairs, so the lines that showed up as different-coloured scars become much less noticeable.

  1. Pressure wash the surface, the joints and any cracks to remove dirt, loose particles and old flaking paint or sealer.
  2. Fill cracks and holes with acrylic filler or repair mortar using a spatula, and level the repairs.
  3. Mask walls, door frames, thresholds, posts and adjoining surfaces with masking tape.
  4. Apply the first coat of tinted acrylic resin by roller on open ground and by brush at the edges.
  5. Apply the second coat for an even, consistent colour.
  6. Add the optional protective top coat, remove the tapes and clean up.

Larger or recurring cracks deserve a closer look before they are filled, and the dedicated crack repair page explains how we decide whether a crack is cosmetic. Our guide on surface preparation covers the cleaning and drying stages in depth.

Is painting the same as concrete resurfacing?

Not quite. In common usage concrete resurfacing can mean pouring a new thin topping layer over the old slab, whereas what we do is a coating: the existing surface is repaired and recoloured, and no new concrete is placed. For a sound slab that only looks tired, a coating is usually enough.

If your concrete needs new levels, a different texture or a thicker wearing layer, that is a different kind of job from a coating; we also pour new stamped concrete and can quote it separately. The comparison in our guide resin, paint or replace helps you see where painting stops being the right answer, and the article painting outdoor concrete or laying new stamped concrete weighs the two routes for owners considering an upgrade.

What goes wrong with decorative concrete sealers, and how is it put right?

Typical sealer problems are a milky or white film, patches peeling in sheets, a powdery surface that rubs off on your fingers and areas where the coating has worn through in the wheel tracks. They usually come from moisture under the film, application on a dirty surface, or simple age and wear.

Putting it right starts with removing whatever is loose. Pressure washing takes off peeling and powdery material; sound, well-bonded remains can stay. After repairs and drying, the new tinted resin gives the surface a consistent colour again. If whitening is your main concern, the guide on white haze and stains explains the difference between a salt bloom and a failed sealer, which affects how we prepare.

How is the cost of painting concrete worked out?

The price depends on the square metres, how much crack and hole repair is needed, how difficult it is to clean the surface, access for equipment and water, the amount of edging and walls to mask, and whether the protective coat is included. This site does not list prices.

Indicative prices and a worked sample quote are on our sister site, on the restoration cost page. If the concrete you want to paint is part of a driveway that also includes stamped or paved sections, see the driveway restoration page, because treating everything together often gives a more coherent result.

Who carries out the work?

The work is carried out by Bauman Raymond Attila, a self-employed contractor based in Marbella who covers the whole province of Málaga. We work with Mapei products and set out the system and colour in writing in the quote. We do not draft building projects or apply for licences.

If you are away from Spain, we arrange access with you or your property manager, agree the colour by message and send photo updates as the work progresses. For concrete on common areas of a community of owners, a resolution of the owners' meeting is needed, and the administrator can tell you which majority the job requires.

Frequently asked questions

Can you paint a concrete driveway?

Yes, provided the concrete is firm and level. We pressure wash it, repair cracks and holes, mask the edges and apply two coats of tinted acrylic resin, with an optional protective top coat. Sunken or broken concrete needs structural work before painting is worthwhile.

What is the difference between painting and resurfacing concrete?

Resurfacing often means placing a new thin layer of concrete or overlay on top of the old slab. Painting, as we do it, keeps the existing surface and gives it a new colour after repairs. It does not change levels or texture, which makes it a lighter job.

Will the cracks show through the paint?

Filled cracks become much less visible once they are coated, because the repair and the surrounding concrete end up the same colour. A crack that is still moving may reappear as a fine line over time, which is why we look at each crack before deciding how to treat it.

Can oil stains on a garage apron be covered?

Oil is cleaned off as far as possible during pressure washing, because heavy residues can affect how the coating bonds. Once the surface is clean, the tinted resin covers remaining shadows. Very saturated spots may need extra attention, which we assess from photos.

Can you paint the inside of a garage as well as the apron?

Yes. On the project shown on our site, both the garage interior and its apron outside were coated in the same dark grey, giving a continuous surface across the threshold. The garage must be cleared beforehand so the whole floor can be washed and coated.

Is painted concrete slippery?

We do not make slip resistance claims for coatings on this website. If slip resistance matters, for example on ramps or near a pool, raise it when you ask for a quote and we will discuss the options and the texture of your existing surface.

Can damp concrete be painted?

The surface must be dry when the coating goes on. After pressure washing we wait for it to dry before continuing. Concrete that stays damp because water rises through it constantly is a poor candidate, and we will tell you if we think that is the case.

Do I need a permit to paint my concrete yard?

Each town hall's ordinance decides what procedure, if any, applies to a given job, so the owner should check with the municipality concerned before work starts. If the work touches the public pavement or a vehicle crossing, separate municipal authorisation is needed.

What colours can concrete be painted?

The tinted resin comes in a range of tones, from greys and charcoals to warmer sand and terracotta shades. Dark colours hide tyre marks and stains well; lighter ones stay cooler-looking in strong sun. We can discuss colour from photos of the property.

How do I get a quote for painting concrete?

Send us a photo and the approximate m² – free, no-obligation quote. A wide shot of the area, close-ups of cracks and stains and a note of how it is used, for example by cars or only on foot, help us prepare an accurate written quote.
