How do you fit a restoration around a holiday let in Nerja?
By booking it into a gap in the calendar and agreeing in advance when each area reopens. If you let your Nerja property, guests should not be walking on freshly washed or coated surfaces, and the terrace is usually the part they use most. Tell us your free dates when you send photos, and we propose a slot that covers washing, repairs and coating without overlapping a booking.
- Send photos, rough m² and the dates the property is empty.
- We return a written scope and confirm whether the dates are realistic.
- Your cleaner or key-holder opens up on the first day.
- We send stage photos, then a final set before guests return.
We do not quote fixed durations, because drying depends on conditions on the day, but we will tell you honestly if the gap you have is too short.
If you live in the property yourself, the planning is simpler: we agree which door you use while the terrace or drive is closed, and we move section by section so that you are never left without a way in. Pets need keeping away from coated areas until we confirm the surface can be walked on.
Which surfaces in Nerja and Maro can be restored?
Concrete, stamped concrete and pavers that are sound but tired. A terrace or patio with faded colour, small cracks and old patches is the classic case, covered by our patio and terrace restoration service. A short drive or parking space can be included under driveway restoration, and if all you want before the season is a deep clean, cleaning and sealing does that on its own.
Surfaces that are moving, sunken or holding water are not restoration jobs. Our sister site for sunken paving deals with those; its page on drainage and standing water explains why water is usually the starting point.
How do you keep a restored terrace looking good afterwards?
With simple, regular care rather than heavy cleaning. Our guide to aftercare after restoration explains how to sweep, rinse and deal with spills without damaging the coating. If the property is let, it helps to leave a short note for cleaners: no aggressive chemicals on the floor, no scraping furniture and prompt rinsing of anything spilled.
Planters and pot bases deserve a mention. Water left standing under a pot can mark any surface, coated or not, so raising pots on small feet is a sensible habit. We point out spots like this on the final photos so you can brief whoever looks after the property.
Where does Nerja sit in our network, and what about paperwork?
Nerja belongs to the Axarquía comarca; the sister site's Axarquía hub covers it in general, and our areas page lists every municipality. Under Andalusian law minor works without a project can go by responsible declaration, and Nerja town hall's current ordinance fixes the procedure for outdoor paving work, so ask there first. We execute the work; we do not draft projects or permits. Send us a photo and the approximate m² – free, no-obligation quote.
Frequently asked questions
Do you work in Maro as well as Nerja town?
Yes. Maro is one of the sourced sub-areas of Nerja and is within our area, as is the rest of the municipality. Send the location with your photos so we can plan parking and the route for equipment.
Can you work between two guest bookings?
Usually yes, if the gap is long enough for washing, repairs and coating to dry before anyone walks on the surface. We do not publish fixed durations; tell us your dates and we say honestly whether the gap is realistic or whether a longer one would be safer.
Who opens the property if I am not in Spain?
Whoever normally looks after it, such as your cleaner, property manager or a neighbour. We agree the scope with you in writing, arrange the access with them, and send you photos during the job and at the end.
What should I tell my cleaner after the restoration?
To sweep and rinse rather than scrub, to avoid aggressive chemicals on the floor, to rinse spills promptly and to lift rather than drag furniture. Our aftercare guide gives more detail, and we can send a short note in English or Spanish to pass on.
Can furniture go straight back on the terrace?
Not straight away. Coated surfaces need time before heavy items are put back. We tell you on the day when the terrace can take light foot traffic and when furniture can return; protecting chair and table feet afterwards also helps.
My terrace has small cracks around the drain. Is that a problem?
Small cracks are part of what restoration repairs: they are cleaned and filled before coating. If the area around the drain has dropped or water does not reach the drain, that suggests a fall or base problem that should be checked before restoring.
Is a deep clean enough before the season?
Sometimes. If the colour is still acceptable and the surface is mostly dirty, pressure washing with or without a protective sealing coat may be all you need this year. We can tell from photos whether a full restoration would make a visible difference.
Which colours work on a Nerja terrace?
We do not prescribe colours for an area. Choose one that sits well with the walls, the edging and any tiles nearby, and look at samples on the actual surface. Our own photos show a dark grey finish on stamped concrete as one example.
Is Nerja covered by the same contractor as the other towns?
Yes. The whole network is run by one self-employed contractor based in Marbella who works throughout the province of Málaga. You deal with the same person from the first photo to the final clean-up.
Do you need permits from Nerja town hall?
We do not handle permits. Whether a restoration needs a responsible declaration in Nerja depends on the municipal ordinance, which the town hall can explain. If the job touches the public pavement, a separate municipal authorisation is needed as well, again under the town hall's own rules.
