How does a restoration run if the owner is not in Estepona?
It runs on a small number of fixed checkpoints, agreed in writing. You send photos and rough measurements, we reply with a written scope, and once you approve it we fix a start with whoever holds the keys. From then on you receive photos at each stage, so you see the surface after washing, after crack repair and after the coats of resin, rather than only at the end.
- Photos and approximate m² from you, or from your property manager.
- Written scope in English: areas, steps, shade, what is excluded.
- Your approval and agreed access arrangements.
- Stage photos: washed, repaired and masked, coated.
- Final photos and removal of tape and site cleaning.
The step-by-step guide to how a restoration unfolds shows the same stages with photos from one of our own jobs.
Do gated urbanizaciones in Estepona have their own rules?
Often, and they are worth checking before the date is fixed. Some communities control contractor access at the gate, restrict noisy work to certain hours or ask for vehicle registrations in advance. If your property is inside a managed estate, a short message from you or your manager to security usually solves it. If the surface is a shared one, the owners' meeting decides, under the Horizontal Property Law.
We cover the whole municipality. Sourced sub-areas and urbanizaciones include the ones below; El Paraíso is listed by one source in Estepona and by the statistics office partly in Benahavís, so we cover both sides.
- Atalaya-Isdabe, Nueva Atalaya, El Paraíso, Bel-Air, Cancelada
- Selwo, Valle Romano, Costalita, El Saladillo, Benamara
- Benavista, Diana Park, Guadalmansa, Bahía Dorada
- El Padrón, El Velerín
Which services do Estepona owners usually combine?
A drive and a terrace together is a common pairing. For the drive, driveway restoration covers the approach from the gate to the garage, and if it is stamped concrete, stamped concrete restoration explains how the texture is preserved. For an owner who only wants the property presentable before a season of visits, pressure washing and sealing can be booked on its own.
Restoration renews the surface, not the base. If a section rocks, sinks or holds water, our sister site for drainage and standing water or for sunken areas deals with it first. The aftercare guide explains how to look after the surface once it is restored.
When a holiday let is involved, we suggest booking the work for a period with no guests on site, because each washed section has to dry before repair, and coated sections must be kept free of feet and tyres until we say they can be used. We tell you on the day when each area can be reopened.
Does Estepona town hall need to be involved?
Possibly. Andalusia's LISTA law handles minor works without a project by responsible declaration, and Estepona's current municipal ordinance decides the procedure for an outdoor paving job, so the town hall is the place to ask. We execute; we do not draft projects or file permits. Estepona belongs to the Costa del Sol Occidental, covered on the sister comarca hub, and our areas page lists the rest. Send us a photo and the approximate m² – free, no-obligation quote.
Frequently asked questions
Can my property manager deal with you instead of me?
Yes, if that suits you better. We send the written scope to both of you, take access arrangements from the manager and copy stage photos to whoever you choose. The decision to approve the scope stays with you as the owner.
Do you offer pressure washing on its own in Estepona?
Yes. A thorough pressure wash, with or without a protective sealing coat, is a separate service. It is useful before a season of guests or when you are not yet sure whether you want a new colour. If you later decide to coat, the surface will need preparing again.
We are in Selwo. Is that within your area?
Yes. Selwo is one of the sourced sub-areas we list for Estepona, together with Bel-Air, Cancelada, Valle Romano, El Padrón, Benamara and many others. We cover the entire municipality, so if your area is not on our list it is still included.
Our urbanización only lets contractors in at certain hours. Can you work around that?
Yes. Tell us the rules when you send the photos and we plan the day accordingly. Pressure washing is the noisiest stage, so it is usually the one that needs fitting into permitted hours. Coating with rollers and brushes is quiet.
What will the stage photos show?
Typically the surface after pressure washing, the filled cracks and the masking along edges, the first coat going on and the finished surface. You can compare them with your own before photos and raise any question before we remove the tape and leave.
My terrace has a white bloom that keeps coming back. Can you fix it?
White haze or efflorescence has several possible causes, and our guide on white haze and stains explains them. Cleaning and coating can improve the appearance, but if moisture keeps pushing salts through, the bloom may return. We look at the photos and tell you what we see before quoting.
Is El Paraíso in Estepona or Benahavís?
Sources differ: one places El Paraíso in Estepona, while the statistics office lists La Alquería-El Paraíso in Benahavís. For us it makes no difference, as we work in both municipalities. For any paperwork, check with the town hall that actually corresponds to your plot.
Can restoration fix sunken paving near the garage?
No. Sunken paving needs the base corrected first, which is handled by our sister site for sunken pavers. Once the level is restored, we can renew the finish so the repaired area blends with the rest of the drive.
Do you need any paperwork from me before starting?
From us, only your written approval of the scope. Whether Estepona town hall needs a responsible declaration for this type of work depends on its current ordinance, and that check sits with the owner or the property manager. We do not apply for permits.
How do I get a first idea of the cost?
Our sister site precioadoquinado.eu keeps the reference prices and a calculator for the whole network. On this page we only describe the factors: m², the condition of the surface, how much repair it needs, access and whether you want the protective coat.
