Who usually asks us about restoration in Benalmádena?
Two kinds of client, roughly. The first is a private owner whose drive, patio or garage apron has gone dull and patchy. The second is a community of owners, or its administrator, looking at a shared entrance, a ramp, a perimeter path or a communal terrace that has become an eyesore. The technique is the same; the decision process is not.
For a private house the owner decides and we can usually agree the scope from photos. For anything that belongs to the community, the approval sits with the owners' meeting, and the administrator tends to want a written scope they can circulate. We prepare that scope in English or Spanish, describing each step and the areas included, so that owners who live abroad can read it before the meeting.
What does a community of owners need to approve?
Work on common elements needs a resolution of the owners' meeting. Spain's Horizontal Property Law (Ley 49/1960) sets the majority rules in its article 17, and your community administrator can tell you which majority applies to a given restoration job. We do not advise on the vote itself; we provide the description of the work that the meeting needs to decide on.
- A plan or photo marking which areas are included
- The sequence: washing, repair, masking, tinted resin, optional protective coat
- Which shade is proposed, ideally with a sample photo
- How access for residents' cars will be handled while sections are closed
If the vote also covers sunken sections of a shared drive, those need base repair rather than a coating; our sister site handles sinking driveways and tyre ruts, and the restoration can follow once the levels are right.
Which parts of Benalmádena do we cover?
The whole municipality, which is coastal and belongs to the Costa del Sol Occidental comarca. The sub-areas below come from our sourced list; they are there so you can confirm we cover your address, not as a claim about the paving in each one.
- Arroyo de la Miel
- Benalmádena Costa and Benalmádena Pueblo
- Torrequebrada and Torremuelle
- La Capellanía
The sister site's Costa del Sol Occidental hub describes the wider comarca, and our areas page lists every municipality in the province.
Which restoration services fit shared entrances and private patios?
For a shared vehicle entrance or a private drive, driveway restoration covers the full sequence including the transition to the gate and garage. Where the surface is stamped concrete with a pattern, stamped concrete restoration explains how the texture is cleaned and recoated without filling it in. If the community only wants a thorough clean this year and a coating later, cleaning and sealing can be done on its own.
Phasing is common in communities: one section is closed while another stays open for cars. We plan that with the administrator in advance. The factors behind the cost of each option are set out on what moves the price. Send us a photo and the approximate m² – free, no-obligation quote.
Frequently asked questions
Can you send a scope our administrator can circulate before the owners' meeting?
Yes. We write a short description of the areas, the steps and the proposed shade, in English or Spanish, so it can be attached to the meeting notice. It is not a project or a technical report, simply a clear description of the restoration work we would carry out.
Which majority does our community need to approve a restoration?
That depends on the Horizontal Property Law rules and on how your community classifies the work, so your administrator is the right person to confirm it. We do not give legal advice on the vote; we provide the information about the job that the owners need.
Can residents still use the drive while you work?
Usually in part. On shared entrances we divide the surface into sections and keep a route open where the layout allows it. The plan is agreed with the administrator beforehand so residents know which areas are closed and when cars can use them again.
Our private patio in Arroyo de la Miel is stained but flat. Is restoration enough?
If it is flat, firm and drains as before, restoration is usually enough. We pressure wash it, fill small cracks and holes, protect walls and edging with tape and apply a tinted acrylic resin in two coats. A protective final coat is optional.
Do you restore paving around communal pools?
We can recoat concrete surfaces near pools, but pool surrounds have their own slip resistance requirements in Spain's Building Code, and an architect or the town hall can say whether a private community pool falls in scope. For pool terraces specifically, our sister site for terraces and pools is the better starting point.
What happens if some pavers in the shared path have sunk?
They are repaired first by lifting, correcting the base and relaying them, which belongs to our sister site for sunken pavers. Painting over a dip would not fix it. Once the levels are right, the restored finish can be applied across the whole path.
Is Torremuelle covered as well as the town centre?
Yes. Torremuelle, Torrequebrada, La Capellanía, Benalmádena Costa, Benalmádena Pueblo and Arroyo de la Miel are all within our area, as is the rest of the municipality. Send an address or a map pin with your photos.
Can owners abroad follow the work?
Yes. We send photos at each stage to the administrator or to the owner who requested the work, so absent owners can see the cleaning, the repaired cracks and the coated surface. This tends to make sign-off simpler for communities with many non-resident owners.
Do you handle permits for the community?
No. We execute the restoration; we do not draft projects or apply for licences. Whether this kind of work needs a responsible declaration in Benalmádena depends on the current municipal ordinance, and the community or its administrator should confirm it with the town hall.
Where can I see what drives the cost of a community job?
Our sister price site explains the factors: area in m², access, the condition of the surface, how much repair is needed and whether the protective coat is included. On this page we stay with the work itself and link there for figures.
