Long villa drives and courtyards restored in Benahavís

In shortBenahavís is an inland municipality of the Costa del Sol Occidental whose sourced urbanizaciones and areas include La Zagaleta, El Madroñal, Los Arqueros, La Quinta, Monte Halcones, La Heredia, Montemayor and Daidín. We restore existing stamped concrete, concrete and pavers there without replacing them. Washing, crack repair, masking, a tinted resin in two coats and an optional protective coat renew a sound but tired surface.

How is a long villa drive restored in Benahavís?

In sections, from the far end back towards the gate, so that nobody has to cross a fresh surface. If your villa has a long drive, possibly with bends, a turning circle and a garage court, we divide it into stretches that can be washed, repaired, masked and coated in a sensible order. Access for the household is planned around that order before we start.

  1. Pressure wash the whole drive and let it dry.
  2. Fill cracks and holes; allow the repairs to cure.
  3. Mask kerbs, walls, gate posts and lighting fittings.
  4. Apply the tinted resin in two coats, section by section.
  5. Optional protective coat, then remove tape and clean up.

The driveway restoration page explains the approach in more depth, and stamped concrete restoration covers patterned surfaces specifically.

What do gated estates in Benahavís usually require from contractors?

Each estate sets its own rules, so we ask you or your manager to confirm them. If the property is inside a controlled estate, expect to give security our name and vehicle details in advance, and check whether there are restricted hours for noisy work such as pressure washing. Some estates may also have design rules about visible surfaces.

Where the drive is shared by several houses or forms part of the estate's common areas, the decision belongs to the owners under the Horizontal Property Law, and the estate administrator can tell you which majority is required. For a private drive within your own plot, you decide.

If you are not sure whether your drive is private or part of the estate's common areas, the title deeds or the estate's administrator can tell you. It is worth clearing that up before asking for quotes, because it decides who signs off the scope and who receives the stage photos.

Which parts of Benahavís do we cover?

All of the municipality. Sourced sub-areas and urbanizaciones include La Zagaleta, El Madroñal, Los Arqueros, La Quinta, Monte Halcones, La Heredia, Montemayor, Daidín and La Alquería-El Paraíso. One source places El Paraíso in Estepona, while the statistics office lists La Alquería-El Paraíso in Benahavís; we cover both sides.

Benahavís is part of the Costa del Sol Occidental comarca, described on the sister site's comarca hub. It is not one of the municipalities crossed by the coastal path, so it is inland in our data. Other towns are on our areas page.

What if the drive has dips or the surface is on a slope?

Restoration can follow a slope, but it cannot fix one that drains badly. If water runs where it should and the surface is firm, a sloping drive is restored like a flat one, with extra care over how washing water runs. If water sits in hollows or runs towards the house, the falls need attention first; our sister site's page on drainage and standing water explains that. Benahavís town hall sets its own procedure for outdoor paving, so check it before work starts. Send us a photo and the approximate m² – free, no-obligation quote.

Frequently asked questions

Do you work in La Zagaleta and El Madroñal?

Yes. La Zagaleta, El Madroñal, Los Arqueros, La Quinta, Monte Halcones, La Heredia, Montemayor, Daidín and La Alquería-El Paraíso are all within our area, as is the rest of Benahavís. Estate access rules are arranged with you or your manager.

Can you restore a drive with a turning circle and a garage court?

Yes. Different parts of the drive are worked in an agreed order so that the household always has a way in or out where the layout allows. We plan that sequence from your photos and a plan or sketch if you have one.

Will the lighting along my drive be protected?

Yes. Path lights, drainage grates, gate tracks and posts are masked or covered before coating, and edges near them are cut in by brush. Point them out on your photos so the masking is included in the scope.

My drive is steep. Does that change the work?

It changes the planning more than the method. On a slope we take extra care with washing water and with the order of sections. If the slope drains well and the surface is firm, restoration is possible. If water collects or flows to the house, the falls should be checked first.

Our estate has security at the gate. What do you need from us?

Usually a message to security with our name, the vehicle details and the working dates. Some estates also restrict hours for noisy work. Tell us the rules when you send photos, and we plan pressure washing to fit.

Is Benahavís coastal?

No. In our data it is an inland municipality of the Costa del Sol Occidental comarca, as it is not crossed by the coastal path. That does not change the restoration method; it is simply how we classify it.

Can you restore a stone or paved courtyard?

We restore concrete, stamped concrete and concrete or block pavers. Natural stone is a different material and is not something we coat with tinted resin. Send photos and we tell you whether it is something we can help with.

Do you coordinate with my property manager?

Yes. We send the written scope to you and your manager, arrange access and estate permissions through them, and copy stage photos to both. The approval of the scope stays with you as the owner.

How do I choose a colour for a long drive?

Look at samples on the drive itself, in daylight, next to the walls and kerbs. A colour that looks right on a small sample can look different over a long stretch, so we suggest testing at two or three points before deciding.

Does Benahavís town hall need a declaration for this work?

It may. Under Andalusian law minor works without a project can go by responsible declaration, but Benahavís applies its own ordinance to outdoor paving, so the procedure is best confirmed with the town hall. We do not file permits; the owner or manager checks.
