What kind of Manilva surfaces are we usually asked to restore?
Outdoor living areas more than long drives. If you own an apartment or townhouse near Sabinillas or Duquesa, the surface in question is often a private terrace, a ground-floor garden patio or a short path to the door. If the property is a detached house, perhaps in Alcorrín or La Chullera, there may also be a drive and a carport. All of them can be renewed in place as long as they are firm and drain.
For outdoor living areas, patio and terrace restoration explains how we treat steps, planters, drains and the line where the terrace meets the house. For a drive or carport, driveway restoration is the better match, and the two are often done in one visit.
A useful test before you contact us: pour a bucket of water on the terrace and watch where it goes. If it runs to the drain and leaves no lasting puddle, and nothing underfoot rocks or sounds hollow, the surface is a reasonable candidate. Send a short video of that test along with your photos; it tells us more than a written description.
How do community rules affect a terrace job in Manilva?
They decide whether you can choose the colour yourself. In some residential complexes, the outward appearance of terraces may be regulated by the community's statutes or internal rules, so changing the shade of a visible terrace may need the agreement of the owners. Before choosing a strong colour, check with your administrator. Where a surface is a common element, the owners' meeting decides under the Horizontal Property Law, and the administrator can also say which majority applies.
- Ask the administrator whether the terrace floor counts as private or common
- Check whether a colour must match neighbouring terraces
- Confirm contractor hours and where equipment can be unloaded
- Tell neighbours below if washing water might run over the edge
Is restoration the right choice for your Manilva terrace?
It is if the problem is appearance. Faded colour, grime, small cracks, old patches and staining are what restoration addresses. It is not the right choice for a terrace with loose tiles, water passing through to the floor below, or paving that has sunk. Waterproofing problems belong with a specialist in that field, and sunken paving with our sister site for lifting and relaying on a corrected base.
The guide comparing tinted resin, paint or replacing sets out the options side by side, and the guide to white haze and stains helps if your terrace shows a pale bloom that keeps coming back. If you only want a deep clean before the summer, cleaning and sealing can be booked alone.
Where does Manilva fit in our coverage?
Manilva is in the Costa del Sol Occidental comarca, described on the sister site's comarca hub; our areas page lists every other municipality. Manilva town hall applies its current ordinance to outdoor paving work, so the owner checks the procedure there; we execute the work and do not file permits. Frequently asked questions
Do you cover Puerto de la Duquesa and Castillo de la Duquesa?
Yes. Puerto de la Duquesa, Castillo de la Duquesa, San Luis de Sabinillas, La Chullera, Alcorrín and the rest of Manilva are inside our area. Send the address or a map pin with your photos so we can plan access.
Can I change the colour of my apartment terrace?
Technically yes, but your community may regulate how terraces look from outside. Check the statutes or ask the administrator before choosing a shade that differs from your neighbours. We can match an existing colour as closely as possible if needed.
My terrace leaks into the flat below. Will a coating fix it?
No. Our tinted resin is a decorative and protective restoration of the walking surface, not a waterproofing system. A leak through the terrace needs a waterproofing specialist. We would only restore the surface once that issue has been solved.
What do you do about washing water on an upper terrace?
We plan where it runs before starting. Water is directed to the terrace drains wherever possible, and we ask you to warn neighbours below if some may run over the edge. On sensitive terraces, the pressure and the order of washing are adjusted.
Can you restore the path and the terrace in one visit?
Yes, and it often makes sense. Washing, repairing and coating several connected areas together keeps the shade consistent. List each area separately in your message, with a photo and rough measurements of each.
The tiles on my terrace are loose. Is that something you restore?
Loose tiles are not a restoration job for us. Our work focuses on concrete, stamped concrete and pavers that are sound. A tiled terrace with loose pieces needs a tiler first; if the substrate is concrete and the tiles are being removed, we can discuss the surface afterwards.
Is there a pale bloom problem on Manilva terraces?
We do not make claims about local conditions. A pale bloom can appear on many concrete and paved surfaces for different reasons, and our white haze guide explains the usual ones. Send a photo and we tell you whether cleaning and coating are likely to help.
Do you need me to be present on the day?
No, as long as someone gives access and the community knows a contractor is coming. You receive photos of each stage. If you are in Manilva, you are welcome to look at the shade on a small area before we coat the whole surface.
Does the town hall need to know?
That depends on the municipal ordinance. Under Andalusian law minor works without a project can go by responsible declaration, but in Manilva the local ordinance sets the procedure for outdoor paving, and the town hall can tell you which one applies. We do not handle permits.
Where are the prices?
On our sister price site, which holds the figures for the whole network so that every page stays consistent. There you can see what a restoration includes and use the calculator. Here we only explain the factors that move the cost.
