Restoring patios, terraces and drives in Málaga city

In shortIn Málaga city we renew existing concrete, stamped concrete and paved surfaces without replacing them, in all eleven districts from Centro and Este to Churriana, Puerto de la Torre and Teatinos-Universidad. Typical jobs are courtyard patios, roof and ground-floor terraces, detached-house drives and community surfaces. The method is pressure washing, crack repair, masking, a tinted resin in two coats and an optional protective coat.

Does Málaga City Council need to be told about a restoration?

It depends on the job, and the council publishes lists to help. Málaga's planning office reported in 2021 more than 40 types of works handled by responsible declaration and 22 types exempt from both licence and declaration, consultable on its website under 'actos no sujetos a licencia'. The owner can check those lists, or ask the council, to see where a specific paving restoration falls.

Under Andalusian law (LISTA, Law 7/2021, article 138.1.a), minor works without a project generally go by responsible declaration, with the detail set by each town hall. If the work touches the public pavement or a kerb drop for a vehicle crossing, a separate authorisation from the council is needed. We execute restoration work; we do not prepare permit applications.

Which Málaga districts do we cover?

All eleven municipal districts. We list them, with a few of the barrios in each, so you can see your area at a glance; the list says nothing about the paving you will find there.

  • Centro (Centro Histórico, La Malagueta) and Este (El Palo, Pedregalejo, El Limonar, Cerrado de Calderón)
  • Ciudad Jardín (Las Flores, Los Viveros, Monte Dorado), Bailén-Miraflores and Palma-Palmilla
  • Cruz de Humilladero (Carranque, Tiro de Pichón) and Carretera de Cádiz (Huelin, Vistafranca, Sacaba Beach)
  • Churriana (Guadalmar, Heliomar, Hacienda Platero) and Campanillas (Santa Rosalía, Maqueda)
  • Puerto de la Torre (Los Almendros, El Atabal, Hacienda Cabello) and Teatinos-Universidad (Teatinos, El Cónsul, El Romeral)

Málaga forms its own comarca, Málaga-Costa del Sol, which the sister site covers on its Málaga-Costa del Sol hub. Other towns are on our areas page.

What kinds of city surfaces suit restoration?

Any concrete or paved surface that is firm and drains, whatever its size. If you live in a flat, the job may be a terrace reached through the living room; in a townhouse, an inner courtyard; in a detached house in an outer district, a drive and a garage apron. For outdoor living areas, patio and terrace restoration is the closest match; for cracked concrete, crack and small defect repair; for plain concrete that needs a new colour, concrete painting.

In flats and courtyards, access shapes the job more than area. Equipment comes up in the lift or by the stairs, washing water must go to a drain rather than over a balcony, and neighbours may need warning. We plan all of that from your photos before setting a date.

What if your building's community owns the surface?

Then the owners' meeting decides. Under the Horizontal Property Law (Ley 49/1960), work on common elements needs a resolution under the majority rules of article 17, and your administrator can confirm which majority a restoration needs. Garage ramps, inner courtyards and communal roof terraces may be common elements; the deeds and statutes decide. For costs, see restoration cost. Frequently asked questions

Do you cover Teatinos and Puerto de la Torre?

Yes. We cover every district of Málaga, including Teatinos-Universidad, Puerto de la Torre, Churriana, Campanillas, Ciudad Jardín, Este and Centro. Send the address or barrio with your photos and we plan access from there.

Is a restoration on Málaga's list of works without licence?

The council publishes lists of works handled by responsible declaration and of works exempt from both. You can look a particular paving restoration up on the council's website or ask the planning office directly. We recommend checking before work starts.

Can you restore my roof terrace in an apartment block?

If the surface is concrete or pavers in sound condition, it can usually be cleaned, repaired and recoated. A tinted resin is not a waterproofing system, so if there are leaks into the flat below, those need a waterproofing specialist first. The community may also need to approve the work.

How do you get equipment up to a terrace?

By lift or stairs, as restoration does not need heavy machinery. We bring a pressure washer, filling materials, tape, rollers, brushes and containers. Tell us about the lift size, stairs and any building rules on contractor hours when you send photos.

Our garage ramp is worn and stained. Who decides on restoring it?

A shared garage ramp is usually treated as a common element, in which case the owners' meeting decides; your deeds and statutes are what count. We can supply a short written description of the work for the administrator to circulate before the vote.

What happens if washing water could run onto the street?

We plan the drainage before starting and send water to the property's own drains wherever possible. If there is a risk of water or residue reaching the public pavement, the order of washing is adjusted, and we may protect gullies or edges temporarily.

Can you restore a courtyard with pavers in El Limonar?

If the pavers are stable, yes: washing, attention to joints and chips, and a tinted resin. If some pavers move or have sunk, our sister site for sunken pavers would relay them first. We do not assume anything about properties in a given barrio; photos tell us what is there.

Do I need to be at home while you work?

Not necessarily. A city job can run with a key-holder or with the owner coming and going. We confirm the scope in writing and send photos at each stage. For terraces inside a flat, someone usually needs to be present to open the door.

Which Málaga comarca hub should I look at?

Málaga city is its own comarca, Málaga-Costa del Sol. The sister site's hub for that comarca covers general paving information for the city. This page is specifically about restoring existing surfaces without replacing them.

Why no price on this page?

Because all prices in our network live on one sister price site, precioadoquinado.eu, so they stay consistent. There you can see what a restoration includes and use the calculator. Here we describe the factors: area, condition, access and the repairs needed.
