Coín drives and yards: a deep clean, or a full restoration?

In shortIn Coín, an inland municipality of the Valle del Guadalhorce, we offer two levels of work on existing concrete, stamped concrete and pavers. A pressure wash, with or without a protective seal, refreshes a surface whose colour is still acceptable. A full restoration adds crack repair, masking and a tinted resin in two coats. We cover Las Delicias, Miravalle-Los Montecillos, El Rodeo, the town and the rest of the municipality.

When is a pressure wash enough in Coín?

When the surface is mostly dirty rather than faded. If the drive or patio still has a colour you like, and what bothers you is grime, dark patches, moss in joints or a general dull look, a thorough pressure wash may solve most of it. Adding a protective seal afterwards is optional. Our cleaning and sealing page explains both.

A pressure wash will not restore colour that has worn away, will not hide old patches in a different shade and will not fill cracks. If those are the problem, washing reveals them more clearly rather than less. Our photo set includes a garage apron straight after washing: clean, but visibly worn and ready for the next stages.

When does a full restoration make more sense?

When the colour has gone, the surface is patchy or there are cracks and holes to deal with. A full restoration follows the washing with filling, masking and a tinted acrylic resin in two coats, plus an optional protective coat. For plain concrete, concrete painting covers it; for stamped concrete, stamped concrete restoration.

The guide on white haze and stains is useful if a pale bloom keeps returning after washing, as the cause matters before deciding.

How do we reach country properties around Coín?

By van, with the details agreed beforehand. If your property is outside the town, send a map pin, a photo of the track and gate, and tell us about water: whether there is a mains tap near the surface or a tank. Pressure washing needs a steady supply, and a long yard may need several hose positions.

Sourced sub-areas we cover include Las Delicias, Miravalle-Los Montecillos and El Rodeo; the rest of Coín is covered too. We make no assumption about property types from these names.

On larger plots, tell us also which surfaces you want included and which you do not. A drive, a yard by the outbuildings, a path to the pool and a terrace by the kitchen can each be quoted separately, washed only or fully restored. Mark them on one overview photo or a rough sketch with approximate measurements, and we reply with a line for each so you can choose.

If you are not living at the property all year, a neighbour or caretaker can open the gate, and we send photos of each stage. The scope is agreed in writing before we travel, so there are no decisions to make on the day unless something unexpected shows up after washing.

Where does Coín sit in our network, and what about sunken areas?

Coín is in the Valle del Guadalhorce comarca, covered on the sister site's Valle del Guadalhorce hub; our areas page lists the other municipalities. If part of your surface has sunk, our sister site's page for paving repair in Coín is the place to start. Coín town hall's ordinance sets the procedure for outdoor paving, and a short enquiry there settles it. Send us a photo and the approximate m² – free, no-obligation quote.

Frequently asked questions

Can I book only a pressure wash?

Yes. Pressure washing is a service on its own, with an optional protective seal afterwards. It suits surfaces whose colour is still acceptable. If you later decide to add a coloured coat, the surface will be prepared again before coating.

Will pressure washing damage my stamped concrete?

Washing is adjusted to the surface, and a sound stamped concrete slab normally tolerates it well. Loose fragments, weak patches or flaking old coatings may come away during washing; that is part of preparation, and we tell you if we see that risk in your photos.

Moss grows in the joints of my paved path. Can you deal with it?

Pressure washing removes surface growth from blocks and joints. The joints are then checked and attended to before any coating. Shaded and damp spots can see growth return over time, and the aftercare guide explains simple ways to keep on top of it.

Do you work in Las Delicias and El Rodeo?

Yes. Las Delicias, Miravalle-Los Montecillos, El Rodeo and the rest of Coín are within our area. If your property is on a rural track, send a map pin and a photo of the access with your other photos.

My property has a water tank, not mains. Is that a problem?

Not necessarily, but tell us in advance. Pressure washing uses a steady supply of water, so we plan the washing sequence around the tank's capacity, or discuss alternatives, before setting a date.

After washing, my patio looks worse. Why?

Washing removes the layer of dirt that was masking worn colour, old patches and small cracks, so they become more obvious. That is why washing is the first stage of a full restoration rather than the last. If that happens, a coloured coat is the next step.

Do you restore concrete farm yards?

We restore concrete surfaces around homes, including yards, if they are sound. Heavy industrial or agricultural traffic is outside what we describe here; for that kind of surface our sister site for driveways and industrial areas is the better contact.

Can sunken areas be washed and coated?

They can be washed, but coating would leave the dip in place. Sunken areas need their base corrected first, which our sister site for sunken paving covers in Coín. Restoration can follow once the surface is level again.

How do I know if I need a protective seal?

It is optional. If the surface sees a lot of use or staining, you may want the extra layer; if it is a lightly used path, you may not. We describe both options in the quote and leave the choice to you.

Is a permit needed in Coín?

That depends on the municipal ordinance. Under Andalusian law minor works without a project can go by responsible declaration, but the procedure for outdoor paving in Coín is one to confirm with the town hall itself. We carry out the work and do not file permits.
