Concrete and paver restoration in Casares, from coast to village

In shortCasares is a coastal municipality of the Costa del Sol Occidental with quite different settings: Casares Costa by the sea, Secadero and the village inland. We restore existing concrete, stamped concrete and paved surfaces there without replacing them. Washing, repairing cracks, masking, a tinted resin in two coats and an optional protective coat renew the look of surfaces that are still firm.

Does restoration work the same on the coast and inland in Casares?

The method is identical; the logistics are what change. A flat or townhouse on Casares Costa may have a terrace reached through the building and a lift, while a house near the village or around Secadero may have a yard or drive reached by a narrower road. Before quoting we want to know how equipment reaches the surface, because a pressure washer, buckets and rollers have to get there on foot or by van.

Tell us which part of Casares the property is in and send one photo of the approach. If it is a ground-floor terrace inside a complex, a photo of the corridor or garden path we would use is just as useful. We then plan the order of work so that washed areas dry before repairs and coating begin.

Which surfaces in Casares are good candidates?

Surfaces that look worn but are still sound. If the concrete has a dusty, chalky surface, stains, old patches or hairline cracks, and if the paving does not rock or hold puddles, it can usually be renewed in place. Our guide to preparing the surface explains why the cleaning and repair stage decides how well the coating looks afterwards.

  • Plain concrete yards and paths, often recoated with concrete painting
  • Stamped concrete drives that have faded
  • Terraces with small cracks around drains and steps
  • Pavers that are stable but grey and mottled

Where the problem is mainly grime and greenish staining rather than colour, a cleaning and sealing visit may be all that is needed for now. We tell you honestly when a clean will do.

If the house happens to have pavers rather than concrete, the same logic applies: stable blocks that have lost their colour can be cleaned and recoated, while blocks that have shifted cannot. A photo taken at a low angle across the surface shows us far more about level and movement than one taken from above.

When should a Casares owner not choose restoration?

When the surface is moving, broken into loose pieces or failing to drain. A coating follows whatever is underneath, so dips, rocking pavers and slabs that have dropped against a wall need base work first. Our sister site specialising in diagnosing the cause of subsidence is the right first stop in that case. If the paving is beyond saving altogether, the main paving site covers replacement.

There is also the question of paperwork. Under Andalusian law (LISTA) minor works without a project can go by responsible declaration, but in Casares the municipal ordinance decides the procedure for an outdoor paving job, so ask the town hall before booking. We carry out the work; the owner checks the procedure with the town hall.

Where do Casares pages connect in our network?

Frequently asked questions

Do you work in Secadero and the village as well as Casares Costa?

Yes. Casares Costa, Secadero, the village and the rest of the municipality are all within our area. Because access differs a lot between them, we ask for a photo of the approach to the surface along with the photos of the paving itself.

My terrace is only reachable through the building. Is that a problem?

Not usually. Restoration does not need heavy machinery; the equipment can be carried in. We do need to know about lifts, stairs, corridors and any rules the complex has about contractors, so we can plan the cleaning water and the materials without disturbing neighbours.

The concrete in my yard leaves a powder on my shoes. Can it be coated?

A dusty surface needs thorough pressure washing and preparation before any coating, otherwise the resin bonds to loose material rather than to the concrete. After preparation and repair, a tinted resin in two coats can usually be applied. We look at photos first and tell you if preparation looks critical.

Can you just clean the paving without painting it?

Yes. Pressure washing on its own, with or without a protective sealing coat, is a service in its own right. Many owners start there and decide on a colour coat later, once they see how the clean surface looks.

What if part of the drive has dropped?

Dropped or sunken sections need their base corrected before anything else, which is the work of our sister site for sunken paving. Coating a dip would leave the dip in place. We can restore the finish afterwards so the repaired and original areas match.

Is a permit needed to recoat a drive in Casares?

It may or may not be. Andalusian law allows minor works without a project under a responsible declaration, but which procedure applies in Casares is set by the municipal ordinance, and the town hall can tell you. We do not handle permits; we execute the restoration once the owner has checked.

Which colour do people choose?

There is no rule, and we do not want to suggest one. Our own photos show a dark grey finish on stamped concrete. A shade that sits well with the walls, edging and planting usually ages better visually than a strong contrast. We can show samples before you decide.

Can you keep the stamped pattern visible?

Yes. The aim with stamped concrete is to recoat the texture, not to fill it. Rollers and brushes follow the pattern, and edges along walls and posts are cut in by brush, as the photos of our own work show.

I live outside Spain most of the year. How do we organise access?

A key-holder, neighbour or property manager can open the gate on the agreed day. We confirm the scope in writing, then send photos at each stage. You can review the finished surface from the photos before deciding whether anything needs touching up.

How precise does the m² figure have to be?

Not very. A rough length and width in metres is enough for a first quote. If the area is irregular, split it into rectangles or simply mark it on a photo; we confirm the measurement on site before work starts.
